Accessory Dwelling Units
Small homes that reap big dividends.
Changes in both Portland and Seattle have made Accessory Dwelling Units (ADUs) more feasible to build than ever. Done right, this housing type reaps major rewards for homeowners, from rental income to aging-in-place independence.
ADUs are self-contained, compact homes built on the same lot as an existing single-family home. They can be garage conversions, attic or basement living spaces, attached additions, or new detached units. Sometimes called "in-law apartments", "granny flats", or "backyard cottages", these small-footprint infill projects support sustainable, walkable, accessible neighborhoods.
Portland City Council recently waived the System Development Charges for ADUs, shaving $14,000, on average, off construction costs. Council also voted to increase ADU size limits. The City of Seattle recently allowed backyard cottages in all Seattle neighborhoods. So ADUs just became even more flexible.
